2016 A busy year for the Commercial Property Market

It seems that 2016 will be another busy year for the property market in the Blackwater Valley with values continuing to improve across most sectors.

The improvement in the local market will be driven by not only demand, but an ongoing shortage of available stock, (particularly good quality space), as well as underlying business confidence reflecting the current stable economic conditions. This squeeze on available space will result in rents continuing to climb and this in turn will encourage further investment into our region.

As well as rising rents there will also be pressure on tenants to accept reduced incentives as the market becomes more competitive. The positive effect of this is that it will promote further speculative development to add to recent schemes. This anticipated improvement in rental levels will be particularly important to encourage further schemes in the office sector where there has been precious little built in recent years. This recovery in office market should be helped by the diminishing stock levels and ongoing competition caused by PDR and the resulting residential conversion that we have seen so much of locally in recent months.

2016 will also see steady growth from the industrial and warehouse property sector, with new requirements from online retailers and associated operators generating demand for the limited available stock and again adding to the pressure for rents to increase beyond current levels.

So it is set to be an exciting year for commercial property in the M3/Blackwater Valley corridors as confidence and improving values drive the market upwards and encourage further development and investment across the area.
